Partners on the Design Journey

Rather than simply handing over completed designs, we take the view that the architectural team and the client are on a design journey. This gives you a share in architectural decisions as a true partner.

We work closely with you through the following stages for the best outcomes:
Pre-Design

Our design team is there from the first steps of developing your project goals and vision to creating preliminary designs that capture the essence of your project. Through regular meetings with you, we refine your design into presentation drawings that will direct and structure the project through to completion.

Pre-Development and Schematic Design

We partner with you to review existing concepts and confirm preliminary assumptions. Every detail is considered from the standpoint of good design practice, budget, time constraints, constructability, and requirements. We also develop and further refine a Schematic Design Package for use in discussions with the municipal authorities and other project partners and stakeholders.

Site Plan Process and Planning Approval

We work with you to finalize the site plan, which typically involves consultations with civil consultants and landscape architects. Our goal in this phase is to submit a site plan application with a fully realized design in place according to an approved project schedule.

Design Development

Construction Documentation

Using our AutoCAD and Revit drafting expertise, we translate your project plans into superior contract documents that allow us to successfully pursue planning approvals, building permits, and obtain bids from our trusted network of leading construction partners and sub-trades. These documents help guide the construction of your project.

Contract Administration (Construction)

Our team not only creates the design vision and detailed working drawings for your project, but also ensures the final built project meets the potential and requirements captured in these documents. Our contract administration team conducts on-site reviews of the construction process, so any challenges are identified and resolved quickly. At the end of the project, we coordinate the review of warranties, and closeout documents, and issue certificates of substantial completion to you.

Post-Construction

We continue to maintain a close relationship with you post-occupancy to review operations and performance, flag any expiring warranties, and promote the project through media, photographs, and awards. No project is complete until you're proud of what we created together.
